Neighborhood Around Crescent Avenue

Crescent Condos -Is the Neighborhood safe? Local Jersey City Bergen LaFayette

A JCRegister reader, Michael “Mike” Serrano, contacted me the other day asking for advice on 77-79 Crescent Avenue, Jersey City.

Here’s his unedited email:

I have seen these Gorgeous condos and was wondering what the neighborhood was like and whether it would be a wise investment? A walk through the neighborhood leaves much to be desired, but with PS 22 on one side and Lincoln HS on the other i can’t be that bad, can it?

I know, from my research, that area has been up for re-development for a while now and was wondering what a Jersey City resident had to say about it.

I’m currently a New Yorker living in Williamsburg, Brooklyn (which is under HEAVY re-development right now) and the Crescent condos are priced so LOW I just don’t want to miss out on a good thing, but if the area is not worth it then I wouldn’t mind as much. I have tons of pictures if you’d like to post them.

Any advice is greatly appreciated.

Lincoln High School on Crescent Avenue, Jersey City
Mike pointed out that the presence of two schools (Lincoln HS – top) and PS 22 (not shown, but it is right next to the condo) does not make the area bad. Do you agree?

Unfortunately, JC is a huge city and I don’t know some of the neighborhoods, including Crescent Avenue, reason why I am posting this.

  • Hi Mike, I have a couple friends who use to live around there and while the housing was affordable, they were not happy with the area in the long run. My recent friend had his house burglarized. Have you looked into The Heights or Downtown?

    Hi Chris, Thanks for the feedback. Thats good to know. I have been looking all over Jersey City. I’m pretty sure that the prices are so low at Crescent for that reason. They are trying to attract new people into the neighborhood, hoping for a change. The unit I saw was a 3bdrm, 2 full bath Duplex, 1325sqft, Exposed brick, video intercom system, common yard, New everything for $237K it was a beauty! I have compared it with other properties all over Jersey city and for the money it is the only property offering the most space with ALL the features at that great price. I just want to make sure I’m not passing on a hidden gem.

    In case you take a second look…

    One year later there are only a few units left in the building. The Condo Asc. is working hard to create an Owner Friendly set of Policies and Procedure to go with the By-Laws estalished by the Builder. The Neighborhood Block Associations and Neighborhood Watches are both working with the city to revitalize the area. Streets are being re-paved, empty lots are being cleared and plans are being made to work with the neighboring schools to address issues and concerns and offer up volunteer hours to them in return.

    While there were minor issues common with rehab/new builds after closing most have been or are currently being addressed.

    Yes, I’m an owner. Yes, I’m aware its not best neighborhood. Yes- it will become a great neigborhood in the future. Yes, I’m happy with my purchase. Yes – it will be a great investment.

  • I have been looking for a new condo in a decent area for some time. Crescent Avenue is definitely a starting point and seems to be a good investment. However with our economy I’m gonna try to aim for a place with a better view. If things work out it would be a nice upgrade :)
